Today I wanted to talk to you about a few more home seller questions I have run into recently that focus on renovations and getting a home market-ready.

“My house doesn’t have any A/C. Should I put something in before I list it on the market?”  -Helen

This is a great question because there are a lot of homes in our area that do not have air conditioners. The answer to this question varies on a case-by-case basis. It depends on a lot of different factors. If it is in the spring or summer when you are selling, it is probably a good idea to do something. However, we should address your budget first and see if there are any other renovations that are more important before we decide to put money into the A/C.

“My carpet is older and worn. Should I just go ahead and put in new carpet, or leave the buyer a credit so they can choose their own?” - Marie.

If the carpet is worn enough where there are tears or ripped edges, there could be financing issues. You may not be able to wait until after closing to repair that, depending on the type of financing the buyer is using. Just like with the air conditioner, it does depend on your budget and your individual situation, but new carpet does open up the buyer pool and encourages higher offers.

“My house needs help. Where do I start?” -Anthony

Again, this depends on your situation. In this scenario, where there are a lot of things to be addressed, we need to see the exact condition of the home so that we can allocate whatever you have to get the home ready for the market. We will come over and talk to you about it and make sure we are getting all those dollars spent in the best way possible to bring the best return.
