Answering Questions From Home Sellers
Today I answer a few different questions we received from various home sellers. Maybe you’ll find the answer to a question you didn’t know you had.
Today I wanted to dedicate some time to answering a few questions I received from home sellers.
Tyler asked, “How many open houses do you do, and what is your social media strategy?”
Tyler, we’d really need to talk to you about that as a home seller, but we come up with a custom plan together. We do like open houses, because in our market, houses are selling really quickly, and it’s a really great opportunity to get as many people in the door as possible. This will be more convenient for you, since you won’t have to schedule as many individual showings.
In terms of social media, that’s a strong focus here at Front Door Realty. We know that 95% or more of homebuyers are starting their home search online, so we maximize the first couple weeks on the market with heavy social media advertising campaigns.
Ryan asked, “Zillow says that my house is worth more than you want to list it for. Shouldn’t I wait until spring or summer to sell?”
There are a couple things to consider when putting your house on the market. There is a lack of inventory during the holidays, so we encourage people to sell during this time of year. Also, interest rates are expected to increase three times over 2018, which will affect many buyers’ ability to purchase. It’s a great time to sell, and you shouldn’t always wait until spring or summer.
Deborah asked, “Can we use photos of our house from a different season?”
Yes, of course you can, as long as they’re not copyrighted from a different photographer or real estate agent. If you do have some high-quality photos, we can add them into the professional photos that we’ve done for your home just to highlight some of your beautiful landscaping during the summer.
Michelle asked, “How long do you think it will take my house to sell?”
This depends on what your motivation is and what your needs are. Together, we can create a plan around those factors. If you really need to sell quickly, we’ll talk about an aggressive pricing strategy to generate interest. On the other hand, overpricing will only make your home sit on the market longer and will ultimately lose you money.
Cherish asked, “How much do you charge, and is that the normal rate? Can’t I sell on my own and just save myself the money?”
At Front Door Realty, we have different listing packages because we want to customize our services to what you need. We don’t want you to pay extra for services that won’t benefit you.
With regards to selling on your own, that’s always an option for you, but we know that typically, homes listed as For Sale By Owner (FSBO) make a lot less than when you list with a real estate agent. 97% of buyers in the market use a professional to help them in the process, so if you want to reach those buyers, you should have representation as well. That way, you have someone watching out for your interests and negotiating on your behalf who knows the legal ramifications of a real estate contract.
